7 Questions to Ask When Looking for an Apartment
When it comes to renting an apartment, whether it be at one of ours in Guelph, Kitchener, Cambridge, Waterloo, or any other apartment across Ontario, there are several factors that must be considered before deciding on where you want to live.
From knowing the monthly rent amount to what the laundry rules are, there are a variety of questions that must be asked so you have a clear understanding of what you are signing up for.
In this blog post, we identify five questions that you should definitely keep in mind when looking for your next apartment. They will help lead you on the path to making a sound and educated decision.
1. What bills will I pay when I rent an apartment?
Asking and identifying exactly what is expected of you in terms of bills to be paid in your apartment will prevent any unexpected surprises on your first payment.
Asking if utilities are included in the monthly rent amount or if they are an additional cost is the most important question to ask. More specifically, what is included in the utilities and what is not? Some examples are water, electricity, air conditioning, heat, and internet. Sorting this out from the get-go will help prevent any future headaches.
2. When is payment due for my apartment?
Knowing when your monthly payment is due is another important question to ask as you don't want to get into the habit of making late payments.
For example, is it due at the beginning of the month or the end of the month? Does the company you are renting from have a different policy than what is most common? Identify when payment is expected so that you can prepare for it in advance.
3. How does parking work?
The majority of apartment buildings you look at (all Balnar buildings offer parking spaces) will have parking available for residents. However, is parking free or is there a monthly/yearly fee associated with it?
Your landlord should tell you the parking policy upfront, but it's a good idea to ask so there isn't any confusion on either end.
4. Can I decorate and repaint my apartment?
Depending on your landlord, some apartment companies prohibit specific redecorating activities while renting, such as repainting walls.
Asking upfront what the rules are for any type of decorating or upgrading is a must-ask. Painting, tiling, and anything that involves drilling into walls are just a few that should be made clear from the start.
The last thing you'll want when it's time to move out is to be charged a fee for breaking policy!
5. What are the terms of my lease?
This is another question that should be answered before putting pen to paper on a lease. It will be included in your contract, but discussing the lease with your landlord can help clear any uncertainties as the legal verbiage on leases can be confusing as times.
For example: How long is my lease term? What type of do's and don'ts are there? What happens if I terminate my lease before the term is up? What perks are included?
6. What is the pet policy?
Every apartment building is different. Some permit dogs, cats and other animals in their units while others will not allow any type of pet.
It's best to find out what you are allowed to have as a pet right away, as it could be a deciding factor on if an apartment will be the right fit for you or not.
7. What happens if I need repairs done in my apartment?
Having your sink leak, your toilet stop flushing, pipes bursting, or anything out of the ordinary that can quickly create a headache for you are bound to happen. Finding out how to go about contacting someone to fix a broken faucet, for example, can limit stress should an unfortunate circumstance occur.
For example, a quick call to the superintendent may be all that is necessary to having your noisy toilet back to its normal self.
